How To Get A Refund From Your House After Foreclosure

Many homeowners don’t comprehend this, but there are many rules in place that keep your lender from taking advantage of you, while they are foreclosing on your home. Every day, I hear: My bank just wants to take my home because it’s worth more than the payoff. In some cases, this may be the case, but by law, your mortgage company must sell the home for its fair market value and pay you any proceeds over and above the amount owed. Lenders may try and take advantage of the fact that most borrowers don’t know the laws when it comes to foreclosure, but we’ll help you understand your rights and hopefully get some money back if you’ve lost your home.

The main issue we’ve seen is when lenders accept an offer on the home as quickly as possible, just to pay off the mortgage. After the foreclosure and eviction, mortgage companies seem to forget about following the laws. For example, lets assume your home is worth $300,000, but your total payoff is only $275,000. Your mortgage company has a legal responsibility to sell the home for it’s fair market value, which is $300,000. This would leave $25,000 for you. What usually ends up happening is the bank accepts the first offer they receive of, lets say, $250,000, then they sue the home owner for a $25,000 deficiency judgment.

In a case where the bank has a legal responsibility to pay $25,000 to the homeowner, instead they end up stealing the home and suing the homeowner for an additional $25,000. There is absolutely no reason the homeowner should have to pay for the the lenders neglect to sell the home at a fair price.

If you are in the process of having your home foreclosed on, or if you have already lost your home to foreclosure, then it’s urgent that you know the appraised value of your home. You may be owed thousands of dollars, in the event your home is, or was, sold for less than it was worth. There are many cases where previous homeowners have gotten settlements in excess of $50,000! Knowing your rights and the laws when it comes to facing foreclosure is likely one of the best ways of avoiding foreclosure altogether. If you didn’t understand your rights and you were taken advantage of, there is a chance you can get your home back, or at least sue the lender for their misconduct.

A great way to get the value of your home is to is to get a full appraisal from a local, qualified appraiser. However, this can be quite costly, since you are/were facing foreclosure. It’s also hard, after a hardship, to justify throwing good money after bad. My recommendation is to get a estimate from a Realtor or Property Valuation from another qualified source. Our website can provide you with a good local company if you need one. I strongly discourage using a website service that give value quotes, because they are rarely accurate and do not take the condition of the home, or improvements into consideration.

When it comes right down to it, if your lender acted illegally when foreclosing on your home, or sold the home afterwards for at a lower price than they should have, then you need to do something about it! We can not just sit back and let the lenders get away with such misconduct and taking advantage of helpless consumers. Take action immediately and we’ll help you force your lender to answer for their wrongdoings!

Tips On Showing Your Home To Potential Buyers

After youve primped and prettified your home for the purpose of making it look more attractive to potential buyers, the next logical step you will have to take is to actually make these buyers feel welcome in your abode.

Whether or not youre selling your home on your own or through the assistance of real estate agents, the basic tips for successful home showing remain the same.

The first is that you should always be ready to show your home to potential buyers. Naturally this does not mean that you should entertain guests who come knocking in the middle of the night. It simply means that you should be flexible with your availability. Always be ready to show off your home and greet your guests with a smile even if your guest comes in 15 minutes early or 15 minutes late. Dont worry; clients who know that they are running a bit late usually call to advise you.

Unless youre selling your home by yourself, it is also ideal if you discreetly remove yourself from the premises when the agents are showing off your property. Although it is understandable that you would want to see the reaction of the buyer, buyers may feel uncomfortable when youre around. They many not be able to ask the agent questions about your home, nor feel free to open doors, windows, even lights. If youre doing the selling, you may open and close doors yourself and naturally, answer their questions. However, try to keep your distance. Give your guests privacy and let them explore the place on their own.

As a home seller, it is also important that you remain slightly impersonal in your dealings with clients. This does not mean that you would act like a robot to your guests. It simply means that you should avoid bringing up your opinion on controversial topics such as religion or politics.

It is also advisable that you keep your pets away from the guests as they may be frightened by your friendly Labrador or may find the distinct animal aroma your pet emits offending.

Finally, for your own safety, try to know as much about the potential buyer before you allow them inside your home. You can verify the details they have provided (phone number, email, etc), by making a return call or sending them an electronic message. It is also ideal if you could have another person on site when you are showing off your home. If this is not possible then make your guests enter the home (and the interior rooms) first and situate yourself by the door at all times. This way, you can easily run off if something goes wrong.

An Over The Sink Shelf Can Transform Your Kitchen

If you are looking to renovate or add cabinetry to your kitchen this year, make sure to check out all the information you can and collect all the informtion on what cabinet locations work and what don?t. When it comes to cabinet and shelving one area that is often forgotten or overlooked at the planning stage, is the over the sink shelf.

The over the sink shelf comes in handy but it is most underappreciated. It offers convenient storage space, where you can store your dishes, mugs, plates and even spices. Getting an over the sink shelf is as easy as 1-2-3 and can be purchased at Target, Ikea, Home Depot and other retailers selling discounted home goods, kitchen products/accessories and hardware. Placing a shelf over the sink can transform your kitchen by adding space for that wall mounted paper towel holder you always wanted and it can also fit perfectly on top of your stove top fan vents, for convenient installation. Also an over the sink shelf can offer great features, so be sure to go over them before making a purchase.

The type of wood as well as wood finish is an important feature when choosing an over the sink shelf. You want your wood in the kitchen to be of high quality, as it is the focal point of the home. When purchasing cabinetry, also be sure that your dimensions are right. Use a tape measure to measure the dimensions in your sink area and the area that you plan to use your shelf in. Also, if you need a custom size, consult a contractor and find out the best rates for installing your new over the sink shelf.

In addition to having storage space, an over the sink shelf can serve as the keystone cabinet in the overall design ensemble of your new kitchen. Especially if it attached to your fan hood, your over the sink shelf can demand all the attention. When installed properly and in the right location, it can also add d?cor to your home. When getting ready to renovate your kitchen, be sure to review the style of your pantry and see how an over the sink shelf can completely change the level of convenience, quality control and design in your kitchen.

The Upcoming Property Market Of Ranchi

Ranchi is the capital of a decade old state, Jharkhand. Jharkhand is known worldwide for housing first private Iron and Steel Company of India, Tata Steel. The most industrialized cities of the state include Jamshedpur, Bokaro and Ranchi and so, they attract a lot of migrant population from various regions. This migration has cultivated growth of real estate in Jharkhand.

Ranchi, being the capital city, is witnessing huge growth in its real estate sector with high investments pumping in. Real estate in Ranchi is soaring high with property prices growing almost five times in last five years. The investments by real estate developers and land owners are already bearing fruits with reaping of such great returns. Depending on locality, the rates of property, today, varies from Rs. 1,200- 1,700 per square foot in comparison to Rs. 400-500 per square foot five years ago. The hike in prices is proving expensive for locals but government is taking steps to ensure that they do not face the brunt of these developments.

Jharkhand State Housing Board is planning to develop various residential and commercial space establishments jointly with private builders of the area. The construction of various multi-storied apartments and commercial complexes is in pipeline across the state with Ranchi alone in possession of 19 plots. Since, government plans to develop Ranchi real estate in collaboration with private players like Parsvnath Builders, huge investments in this sector can be foreseen. The most interesting feature of the city is its natural beauty full of surging hills, little streams, calm lakes and brooks that together form a picturesque sight. It has retained its traditional touch in spite of moving towards modernity swiftly with large number of developments taking place. Beautiful waterfalls and rich tribal culture are among its other major attractions.

The tremendous growth in Ranchi has led to a boom in retail sector as well with leading retailers such as Reliance Fresh, Big Bazaar, Spencer, etc. opening up their outlets. Malls, five-star hotels and multiplexes are also under construction indicating the growth rate of hospitality sector. There is also a proposal for industrial expansion on 350 acres of land along with setting up of SEZs, educational institutions and healthcare facilities. The growth in IT industry and tourism activities has high potential for bringing in the economic boost in the city.

The vision set for Ranchi is to make it a model capital city and 6Rs (of Redevelopment, Rejuvenation, Rehabilitation, Restoration and Preservation, Restructuring and Reforms) have been set in this line. The population of the city is expected to reach 15 lakhs by next year and the government seems to be all geared up to word towards making Ranchi a symbol of progressive Jharkhand. It has come up with a City Development Plan (CDP) that identifies land for new sub cities which would require 6400 hectares of land in order to accommodate growth till 2021. In addition to this, strengthening of management systems for urban planning, disaster mitigation, environmental management and management area also needs attention according to CDP. The government is also focusing on improving other amenities related to water supply, sewerage and sanitation, solid waste management, storm water drainage and urban transport. It is also chalking out plans for heritage conservation and tourism development, disaster management, effective urban governance, basic services to the urban poor, sustainability of investments and various other important issues.

With such commercialization of the city and improving living standards, Ranchi is gaining its position as a lucrative investment option. The positive push to both residential and commercial sectors has largely benefited the real estate of Ranchi.

Epimedium with short flower spikes and large spider-type flowers

This article in the Epimedium series catalogs Epimedium species by their plant form and flower types in order to help you select the best plants for your site. There are too many Epimediums to list in a single article so check out the others in the series to see other categories such as white Epimediums or large Epimediums. The next group are evergreen epimediums that have large flowers in pink to white, but are borne on short flower stalks. Epimedium brachyrrhizum, first described from China in 1997 is similar to another species, Epimedium leptorrhizum (Zone 5-8) that has been known since 1938. Both have spreading rhizomes with Epimedium brachyrrhizum possessing a thicker rhizome, spreading considerably slower. For us E. leptorrhizum never exceeds 6″ in height, while E. brachyrrhizum typically reaches 1′ tall. Both evergreen species are topped in early spring with very short flower spikes of 8-12 flowers ranging from pink to lavender, and occasionally white. E. brachyrrhizum (Zone 5-8) is represented in the trade by two hard to find cultivars Epimedium ‘Elfin Magic’, and soon, the white flowered PDN selection Epimedium ‘Little Angels’. The foliage of E. brachyrrhizum turns a nice shade of lavender in the winter. Epimedium ogisui(1993) (Zone 6-9) is a similar spreading evergreen species with near horizontal spikes of large white flowers. The Chinese Epimedium epsteinii (Zone 5b-8), also named in 1997, is a similar evergreen species with short, but spreading rhizomes and short flowers spikes, sporting up to 12 large bicolored inflorescences of purple cups and spurs, backed by a white outer sepal. Plants in this group make superb groundcovers, often with attractive red mottled foliage. Some of the most showy epimediums are those with large flowers on long spikes. The evergreen Epimedium acuminatum (Zone 5-8) from limestone cliffs in the Southern Chinese provinces of Yunnan and Sichuan leads this list along with its hybrid, Epimedium x omeiense (acuminatum x fangii). E. x omeiense is fairly new to cultivation, first flowering in cultivation in 1982 (W. Stearn 2002). In our studies, the primary easily visible difference is that Epimedium acuminatum has smaller, narrower leaves and is shorter in stature, 12″ tall for E. acuminatum, compared to 24″ tall for E. x omeiense. E. acuminatum flowers with 18″ long arching spikes, each adorned with up to 50 large flowers composed of long dark purple spurs, highlighted by pale lavender inner sepals. The flowers are so large, the spikes can become quite heavy, so much that their tips nearly touch the ground. For this reason, I recommend both E. acuminatum and E. x omeiense be planted atop a berm, so the flowers can be better enjoyed. Both E. acuminatum and E. x omeiense are prized for their long-pointed and wonderfully mahogany mottled leaves. Compared to the tight clumping species, this is a reasonably good spreading species. Heronswood’s E. acuminatum ‘Ruby Star’ (white sepals, lavender spurs, and a purple cup), and Darrell Probst’s E. acuminatum ‘Night Mistress’ (pink spurs, purple spurs, and a purple cup) are the two easiest to find clones on the market. Mikinori Ogisu=s wild collected clone of E. x omeiense released as Epimedium ‘Stormcloud’, Dan Hinkley’s ‘Myriad Years’ (white sepals, light lavender spurs and a purple cup), and the Japanese ‘Akane’ Epimedium are the easiest to find in the market.

Central Heating Pros And Cons – Underfloor Heating

Put simply, underfloor heating provides warmth to a room by heating the floor and having that warmth travel up, rather than heating the air, which rises to the top of the room before falling as it cools. All under-floor heating systems work according to similar principles, in that they consist of a heating element surrounded by insulation to disperse the heat and keep it in the room.

Rooms where people are likely to feel the coldness of the floor through their feet, such as bathrooms or kitchens, are obvious candidates for under-floor heating. However, you can have underfloor heating installed in virtually any room, with any type of flooring, be it linoleum, carpet, stone or hardwood.

It is common for extensions and conservatories to be fitted with under-floor heating, as it is a lot easier and cheaper to install it while other building work is being done.

There are a number of good reasons to install underfloor heating, but it is not a technology that is entirely without its drawbacks, either. Here are a list of the pros and cons of underfloor heating:

Pros:

Tiled rooms, such as bathrooms and kitchens are a lot less of an ordeal to walk on in bare feet when they are warm underfoot

Wet underfloor heating systems are much more energy efficient than a traditional radiator system, as the heat is concentrated in the lower half of the room where all the people are

Cons:

Though cheaper to buy and install than wet systems, dry systems are a lot less energy efficient and could end up costing you more in the long run

If you are installing an underfloor heating system in an existing property, the floors will need to be taken up, which can make it prohibitively expensive

As with any other heating system, underfloor heating will not work very efficiently in homes that are poorly insulated, as much of the heat will simply escape into the atmosphere
